Monopoly and Mortgage: Playing the Game

Remember monopoly? Remember mortgages? You know, the text that's written when you flip your title deed. Flipping the title deed means your property is on mortgage and you'll get money from the bank.

Sounds simple right? Wrong. There's much more to it than that.

Here are the things you need to know about the game and how to get most out of your mortgages.

The idea of the game is to buy and rent and sell properties so profitably that one becomes the wealthiest player and eventual "monopolist". Starting from "go" move tokens around the board according to the throw of dice.

When a player's token lands on a space not yet owned, he may buy it from the bank: otherwise it is auctioned off to the highest bidder.

The purpose of owning property is to collect rents from opponents landing there. Rentals are greatly increased if you put houses (those little green ones) and hotels (those dreaded red infrastructures).

So your best bet in winning the game is to put the most houses or hotels in your lots. (That's assuming you don't land in your opponents' lots with houses or hotels).

To raise more money, lots may be mortgaged to the bank. Here comes the tricky part. That includes deciding which lots to mortgage and how you can get the most out of your mortgaged property.

Mortgages in monopoly can be done only through the bank. The mortgage value is printed on each title deed. The rate of interest is 10 percent, payable when the mortgage is lifted. If any property is transferred which is mortgaged, the new owner may lift the mortgage at once if he wishes, but must pay 10 percent interest.

If he fails to lift the mortgage he still pays 10 percent interest and if he lifts the mortgage later on he pays an additional 10 per cent interest as well as the main value.

Houses or hotels cannot be mortgaged. All buildings on the lot must be sold back to the bank before any property can be mortgaged. The bank will pay one-half of what was paid for them.

In order to rebuild a house on mortgaged property the owner must pay the bank the amount of the mortgage, plus the 10 percent interest charge and buy the house back from the bank at its full price.

When you mortgage a property, you can use the money for anything you want to, so long as it's legal under the rules of monopoly. The only restriction in this regard is that a player cannot pre-mortgage a property to finance its own purchase.

For example, say a player wants to purchase Boardwalk but can't do it with his or her current assets. That player cannot say, "I'm going to buy Boardwalk by mortgaging it, and then using the money I get for the mortgage to complete the purchase." You must own a property before you can mortgage it.

Playing the game is fun and it will give you an idea of how it is in the real buy and sell world. There are also the Community Chest and Chance spaces which players land on. Instructions ranging from winning $25 dollars to $500 dollars are given. Sometimes players even land in jail! This game is definitely a clever and amusing entertainment.

Playing Blackjack: How the House Rules Affect Your Odds

Statistically blackjack offers players some of the best odds you can find in a casino. The casino always has an edge, but that edge tends to change based on the house rules and your game play. Generally speaking, if you are following basic strategy and the house rules are in your favor, then you will win approximately 49% of the hands you are dealt.

The House Rules Can Negatively Affect Your Odds

One of the changes that affects the overall odds is the number of decks being used in the game. For example, the house advantage is only 0.17% if one deck is being used, but it is rare if not impossible to find a casino using only one deck. It's important to remember that the odds I've listed above only pertain to players that are following basic strategy and playing a perfect game. Most players however do not play perfect games. They often make simple mistakes that drastically increase the house's edge. Here are 5 simple ways to make sure you get the best odds possible.

Plan strategically and study the basic card probabilities - Learn basic strategy and then practice often. Play the game with your head, not your heart.

Don't take insurance - Taking insurance is a way to insure against the dealer having blackjack. It's never a good idea to take insurance because the odds are not in your favor.

Stay sober - If you are playing Blackjack in a real casino, resist the urge to drink all those free Jack & Cokes. It is to the casino's advantage to get you drunk. As you become more intoxicated, it becomes much harder for you to follow basic strategy and avoid making mistakes. Drunk players also have the tendency to make bolder bets.

Resist the urge to Double Down - Only double down if the numbers are in your favor. If your blackjack strategy chart doesn't recommend doubling down, then don't do it. Chasing a bigger payout based on feeling rather than strategy rarely pays off.

Don't rely on superstitious beliefs - Some people believe in lucky tables and lucky dealers when these factors have nothing to do with winning or losing this game. Stick to a proven strategy and you'll increase your odds of winning.

Playing guitar in a bad economy - Musicians need to be creative

While the title of this article implies that it is only for the guitarist, it is for all musicians who are struggling with the economic downturn today.

Let's face it, jobs are hard to these days ... used primarily in American companies. Many believe that the music industry is suffering even more. Musicians seem more and more difficulties there are concerts in their area. Therefore, in the interest of my musician friends, I will not argue for fame and fortune in thisArticle. The issue here is more the local economy and musicians to help make them tick aligned.

The truth is known, it is nice to see poverty in our area. Why? Why is another way of views that the musicians who think the world owes something. First, the world owes you nothing and owes me nothing. It is one thing. Less than half of a thing. This is a good starting point.

Many local musicians (choose any city), the days are used whenConcerts on the trees are grown. Most were able to go to a club with a demo and to work that week. Not so easy these days, or so one might think. What happened to the words and the belief that "when life throws you lemons, make lemonade"? Once again, the economic point of view that the weak, and opening things up for the strong.

Here's the kicker. Crafts do not grow on trees, if you know what to look for and how to negotiate the deal. This is not the first bad economy and will not be the last.So Idiots (if that's what you do), get the tail and think! Unfortunately, the thought is to do some music, simple, but perhaps it's time to break new ground. If that sounds rather intimidating, well. This was the intent!

To fully explain my proposed plan of action for you, it is important to understand where I always have my information, is not it? In other words, because trust me or this article if you do not know some of my early background. By the way,I have no interest in Top-40 club, because I have done many years before the game nationally and internationally. But all these game club paid for years for me and I really hope that you will use your talent, after reading this article. Where is my information? Experience, experience and more experience.

With over fifty years of guitar under my fingers, thousands of concerts, plays, visits reached, publishing, production and compositionunder my belt, I would like the East Coast (New York, in particular), for which I thank my foundation for music. Of course, God is behind everything, praise is so, first of all things.

For those of you who do not understand the East Coast music scene (I lived in Southern California now for the last 30 years), it is important to understand that musicians still work seven days a week, if they wish. The east coast takes care of their groups and local musicians. The money, as IRemember, it's really good in places like New York, Chicago, Detroit, Boston, etc. imagine as much as you do what you want to do. I do not know where you live, but I can say that the West Coast music scene is very different from the Midwestor East Coast music scene. The difference is the work, the equivalent in cash. Before the West and further in the music industry, I have club owners on a daily basis for twenty years. They all have something in common that they want, need,and the ardent desire to make money. That's right, money! Money. With this in mind, do you really think the owner of a club in California is different from a club owner in New York City? Believe me it is not. The only difference is that local musicians have taught the local club owner, and what local musicians from the local to accept club owner. Let me give some examples of what I described here. I remember when I came to Hollywood. I soon discovered, a great band to work and went to the heart of Hollywood in search of a concert. The owner of the club before I met offered me less than two peanuts. When I returned from New York, of course, laughed in his face. Hey, who cares who plays inthis city, I needed a gig and it was not with the line of shit and a laundry list of names that has impressed me spit.

I left his club and went across the street to another club (not as fashionable as the one I had just left). I spoke with the owner of the club and he was very open and receptive to my idea. What was my idea? I negotiated four peanut Deal for salary, 50% of the door and 35% of sales of alcohol to leave (to be careful with this. Do you know how much money a club makes a good bar every night? Even a dip hole-in-the-wall bar is $ 2,000.00 per night. This is ten billiard tables and a bar stool and a juke box 20. A high-end clubs are 5.6, $ 7,000.00 per night only in the sale of alcohol. Add food and income leads in this scenario, and guess what you have? A very, very happy club owners. Now,What do you get? Subprime Loans - Playing Against the House

A subprime mortgage used to be an alternative for borrowers who did not fit standard guidelines. Maybe they just started a new business or had some past credit problems. These borrowers paid a high interest rate or put more money down to compensate the lender for making a risky loan. Private investors who were willing to accept higher risk for higher returns funded these loans.

In recent years we began to see a new type of subprime loan. It was intended to enable a lot more people to buy homes, and indeed it did accomplish that. It achieved such popularity that, from 2005-2007, this subprime loan accounted for one-third of all mortgage loans issued. Borrowers often did not fit the standard qualification profile. They had issues such as: minimal job history, debt repayment problems, low FICO scores, previous bankruptcy, sketchy documentation, or little cash on hand.

A typical scenario was to start with a very low rate for the first two or three years. Or, the payment was set artificially low, so that the loan balance went up each month, absorbing the unpaid interest. After two or three years a very high rate would begin.

How was it possible to make loans such as these? What made them work? The underlying strategy was this: Instead of relying on the credit worthiness of the borrower, the lender expected to refinance the loan after a short period of rapid appreciation. The refinance requirement was the feature that distinguished these loans from prime or old subprime loans.

The low initial rate was not profitable to the lender. The loan needed to reach its refinance phase to become profitable. A hefty pre-payment penalty discouraged borrowers from paying the loan off early. Squeezed between a pre-payment penalty and an impending high interest rate, the borrower had no choice but to re-finance after the initial two or three years. At that time the borrower could apply for a prime loan - if payments had been made on time, and if their financial condition improved, and if the house had good appreciation.

In fact, most borrowers did not get a prime loan at refinance time. They got a new subprime loan, doubling the requirement and the cost of refinancing. Refinance fees could be added to the loan balance. The lender had a lot of control over the borrower at refinance time. For subprime borrowers, refinancing was not a choice made at their discretion, as it is with prime loans. It was an integral part of the subprime loan.

One could say that this subprime loan was, in effect, an agreement to allow mortgage lenders to play the real estate market - betting all their chips on appreciation.

Why did borrowers agree to this? Borrowers saw their neighbors buying houses, using subprime loans. And it is true that home values were rising, from about 1998 through 2006. In many parts of the country homeowners saw 25 - 50% escalation in their home values. So it seemed to be a safe bet. However, one could say that it was, in effect, a massive pyramid scheme. The more people who participated, the more the early players were rewarded. Demand for houses raised prices, and higher prices stimulated more people to get subprime loans.

Why did investors buy these loans? Subprime loans were financed through complex securitization structures, with multiple levels of risk spread over many parties. Insurance protection could be purchased, shifting the investor's risk to other entities. The layers of complexity were astounding. The investment bankers who created the structures were the only ones who seemed to understand them.

Unfortunately, investors did not know very much about what they were buying. They trusted rating agencies and investment bankers to protect their interests. Yet, no one at any level seemed to understand how dependent subprime loans were on market appreciation. They did not recognize the need to refinance under better market conditions that was implicit in the loan. It was this need for rapid market appreciation that made their investment a very high risk - in fact, doomed to failure.

When the potential downside became apparent to investors, the ownership of risk within complex mortgage securities was very hard to figure out. There was confusion, and then the worst possible reaction - panic. Investments in mortgage securities abruptly ended, investment banks closed, and related financial institutions were harmed. The panic spread, as people pulled their money out of other investments.

Real estate roulette was possible because the borrowers who accepted money, and the investors who supplied money, were not at all clear about the high level of their risk. Had they understood the impending downside, they might have left the table before the game got out of hand.
